A brief history
The Walt Disney Company purchased roughly 43 square miles of land in Osceola and Orange counties in the late 1960s — far more than needed for Walt Disney World. Celebration was the result of Disney's long-delayed plan to build an actual city on that land. After a 1987 design competition that involved Robert A.M. Stern, Cooper Robertson & Partners, and other prominent architects, groundbreaking took place in 1994. First residents moved in during summer 1996. Disney sold Celebration's commercial district to Lexin Capital in 2004 and fully divested its residential HOA role by 2012 — the town is now governed by the Celebration Residential Owners Association (CROA) and individual village HOAs. Notable architects shaped specific buildings: Michael Graves designed the post office, Philip Johnson the Welcome Center, and Robert A.M. Stern the original Celebration Health building.
The housing mix
Ten distinct villages offer everything from $150K condos in Artisan Park to $5M estate homes in Aquila Reserve. The pattern book mandates Colonial, Victorian, Mediterranean, Classical, Coastal, and Craftsman styles — no contemporary or modern exteriors permitted. Front porches sit close to the sidewalk by design. Mid-range buyers find South Village (552 homes, the largest) and East Village (387 homes) most accessible; West Village and the original Celebration Village trade at a premium for downtown walkability. Spring Lake is the newest construction, with townhomes from the high $300Ks. As of April 2026, median sale prices run around $595,000.
Who lives here
About 70% of Celebration homes are primary residences; 30% are second homes or investment properties, which gives the community a slightly different feel than a typical suburb. Buyers skew toward families attracted by the on-site K-8 school and walkable lifestyle, medical professionals working at AdventHealth Celebration, and remote workers who left Northeast metros — New York buyers search Celebration more than any other U.S. metro. The 30-minute drive to Orlando International Airport makes it a frequent choice for frequent fliers.

Frequently asked about Celebration
Does Disney still own or manage Celebration, Florida?
No. Disney Development Company built Celebration and managed it through the early 2000s, but Walt Disney Company sold the commercial district to Lexin Capital in 2004 and fully divested its residential HOA governance role by around 2012. Today, Celebration is governed by the Celebration Residential Owners Association (CROA) — a resident-run HOA — and individual village associations. Disney has no ongoing ownership or management role, though the architectural pattern book and covenants established during Disney's tenure remain in force.
What flood zone is Celebration in, and is flood insurance required?
Celebration's flood zone exposure varies by lot. Properties near Lake Rianhard, Celebration Lake, and the surrounding wetlands may fall in FEMA AE or A zones, where flood insurance is required for financed purchases. Interior lots further from water bodies are often Zone X (minimal risk) where flood insurance is optional. Average flood insurance cost for Celebration runs around $600 per year, though premiums vary significantly with elevation, construction date, and zone. Always get a flood zone determination and insurance quote before making an offer on any specific parcel.
What schools serve Celebration, FL?
Osceola County School District operates Celebration K-8 (kindergarten through 8th grade, 1,584 students, performing above average for Florida) and Celebration High School (grades 9-12, 2,731 students, GreatSchools 5/10, Niche B+). Both schools are located within the community, making them walkable or bikeable for most residents — an unusual advantage in Central Florida. Private options include Montessori Academy of Celebration. Confirm specific parcel attendance zones at osceolaschools.net.
What is the Celebration real estate market like in 2026?
As of April 2026, the median sale price in Celebration runs around $595,000 — significantly above the Osceola County-wide median of $380,000, reflecting the premium for the walkable lifestyle and architectural consistency. The market softened about 10% year-over-year through late 2025. Days on market average 60 days, longer than the hot-market pace of 2021-2022. Inventory is thin at any given time; the 30% second-home rate can create buying opportunities when out-of-state owners decide to sell. Prices range from the $150Ks for condos to $5M for estate homes.
How does Celebration compare to Lake Nona or Horizon West?
All three are master-planned communities in the greater Orlando metro, but they are distinct in character. Celebration is the oldest (1996) and most architecturally cohesive, with a genuine walkable town center and historical design pedigree — it trades at a premium per square foot. Lake Nona is newer, larger, and technology-focused (Medical City, simulation training, Laureate Park), with more contemporary architecture. Horizon West is the most affordable of the three, with newer construction across multiple villages in Orange County. Celebration is the right fit if walkability and neighborhood character matter more than square footage per dollar.
