Colonial runs three application-based magnets — Cambridge AICE, Veterinary Animal Science & Services, and NAF Information Technology. Homes in the Colonial zone (largely ZIP 32807 / Azalea Park) generally run in the low-to-mid $300Ks for single-family — recent ZIP-level medians have landed around $340K, with month-to-month swings. Boone (in the SoDo / Wadeview area) tends to carry a higher GreatSchools rating and pulls from higher-priced neighborhoods, while Colonial is more affordable and stands out for its career magnets — Veterinary Animal Science and the NAF IT academy in particular.
