The community sits off Avalon Road near SR-429 in Horizon West, about 8 miles from Walt Disney World and 35 minutes to downtown Orlando. Tradeoff: because Toll Brothers does not bundle upgrades into base price the way Lennar does, the base-to-move-in cost delta is real — budget 15–25% above list for a fully customized Estates home. Is the Estates Collection still selling new homes?

The initial release of the Estates Collection has sold out. Toll Brothers occasionally re-releases lots or has builder re-purchases come available — contact Ben to check whether any new-construction inventory has opened up. Resale homes in the Estates Collection trade actively, typically in the $850K to $1.2M range depending on plan and upgrades.

How does the Estates Collection differ from the Executive Collection?

Both are Toll Brothers single-family series inside Lakeshore. The Executive Collection tops out at 4,047 sq ft on 50-foot sites. The Estates Collection starts at 3,065 sq ft and goes to 4,771 sq ft on 60–90-foot sites with larger lot setbacks, three-car garages standard, and more Design Studio structural options. If you want more square footage or a bigger yard, the Estates is the step up.

Is Lakeshore a CDD community?

No. Lakeshore does not carry a Community Development District assessment. Many Horizon West and Central Florida new-construction communities add $2,000–$4,000/year in CDD fees to the tax bill. Lakeshore's absence of a CDD is a meaningful cost advantage and resale differentiator.

What does the HOA include?
