Location

Orlando

A 169-home Pulte community in Orlando's Horizon West pocket — 3-car-garage luxury builds on pond-front lots, 2 miles from Disney, zoned for Windermere High.

Built by Pulte between 2014 and 2019, Royal Estates occupies a quiet pocket of Horizon West off Reams Road, on the east side of Lake Mabel. The community sold out of new construction — every home on the 169-lot plat was absorbed before 2020. What remains is a mature, stabilized neighborhood where resale listings price from the mid-$900s and routinely clear $1.2M for the larger Kendelwood plans. The tradeoff versus an active new-construction community: no builder incentives, no build timeline, and no option customization — but you can be in a move-in-ready home in 60 days and skip the lottery for a lot.

What's included

Royal Estates was built under Pulte's Life Tested® design philosophy — floor plans shaped by research with actual homeowners to solve daily-life pain points. Standard features included 3-car garages (many tandem), open planning centers (homework/office nook), oversized laundry rooms, and large pantries. Most homes were delivered with private pools by Pulte's preferred pool contractors. Base inclusions varied by phase and lot; verify specific upgrades on any resale with the listing agent.

Frequently asked about Royal Estates

Is Royal Estates still selling new construction homes?

No — Royal Estates was built by Pulte Homes between 2014 and 2019 and sold out completely before 2020. Pulte has removed the community from their active listings. Homes available now are resales. Resale prices have ranged from $945K (2025) to $1.31M (2024) based on recent closed sales.

What floor plans did Pulte build at Royal Estates?

Pulte offered primarily two plan families: the Logan (two-story, 2,982–3,266 sqft, 4–6 beds, 2.5–4 baths, 3-car tandem garage) and the Kendelwood (two-story, 4,199–4,790 sqft, 4–6 beds, 3.5–6 baths, 3-car garage). Royal Estates has both an HOA and a CDD (Community Development District). The HOA fee is approximately $159/month (last confirmed 2022 — verify current amount with the seller on any active listing). CDD fees appear as a separate line on the annual property tax bill and fund community infrastructure. Request the current CDD schedule from the listing agent before making an offer.

The community amenities center features a resort-style pool with cabanas, two park areas with playgrounds, picnic pavilions, and walking trails. The community sits on the east side of Lake Mabel, and most homes have pond views or green buffer lots. A majority of homes also have private swimming pools in their backyards.
