Hovnanian built two townhome plans at Winding Bay Preserve: the Rio Blanco (1,881 sqft, 3 bed / 2.5 bath, home office, 2-car garage) and the Cascavel II (2,212 sqft, 4 bed / 3 bath, loft, extra suite on first floor, 2-car garage). Both are rear-loaded with a private courtyard. Verify current availability with Ben — the community is largely built out and remaining inventory may be resale or builder spec homes.

Based on available information, Winding Bay Preserve does not carry a CDD fee — a meaningful advantage over many Horizon West communities where CDD fees add $1,500–$3,000/year to the effective tax bill. HOA fees run approximately $200/month for townhomes and cover exterior maintenance, lawn care, and irrigation. Verify the current HOA amount with Ben before making an offer.

Winding Bay Preserve is zoned for Orange County Public Schools. The Water Spring campus is the primary feeder: Water Spring Elementary and Water Spring Middle School, both about 1.2–1.4 miles away on Water Spring Blvd. Horizon High School serves grades 9–12. Verify current boundaries at ocps.net with your specific street address — OCPS adjusts boundaries as new schools open in Horizon West.

The community includes a resort-style pool with splash pad, poolside cabana, large and small dog parks, tot lot, playground, open playfield, walking path, picnic areas, and three community ponds. Amenities are shared between the Preserve townhome section and the adjacent Winding Bay single-family community.

Winding Bay Preserve was largely completed between 2019 and 2021. As of 2026, K. Hovnanian's active new-construction activity in Winter Garden has shifted to the adjacent Winding Bay (single-family) and Winding Bay Townhomes communities.
