Toll Brothers includes a Designer Appointed Collection — a professionally curated set of interior finishes — in the base price of the Rinker. This is not a fully all-inclusive model. Structural options (loft conversion, extended courtyard), appliance packages, and premium finishes above the Designer Appointed baseline are priced separately in the Toll Brothers Design Studio. During promotional periods, Toll Brothers sometimes bundles appliance packages or closing-cost credits with use of TBI Mortgage. Ask Ben which promotions are currently active before signing a contract — the incentive structure changes frequently.

Is Bronson Peak or Westhaven at Ovation a CDD community?

Westhaven at Ovation carries a confirmed CDD (Community Development District) fee that appears as a line item on the annual property tax bill, which is common in Orange County's Horizon West master plan. Bronson Peak should be individually verified — ask Ben to pull the disclosure documents for your specific home site before making an offer. CDD fees vary by lot and phase and are separate from the HOA fee.

What schools does the Rinker feed into?

At Bronson Peak in Apopka, the Rinker is zoned for Wolf Lake Elementary, Apopka Memorial Middle, and Apopka High School in Orange County Public Schools. At Westhaven at Ovation in Winter Garden, the plan is zoned for Water Spring Elementary, Water Spring Middle, and Horizon High School. Can I tour a Rinker model home?
