Del Webb (a PulteGroup brand) does not use Lennar's branded 'Everything's Included' model. Instead, Del Webb builds what it calls Life Tested® homes — a standard package that includes smart home technology (whole-home Wi-Fi, smart thermostat, smart locks, smart garage opener), Energy Advantage features (insulation, Low-E windows, energy-efficient appliances), granite or quartz countertops, stainless steel kitchen appliances, and a 10-year structural warranty. Additional personalization — cabinet colors, flooring upgrades, structural additions like the 3-car garage or extended lanai — is priced through Del Webb's Design Studio during the contract phase. The practical difference: Del Webb's standard package is genuinely comprehensive for a 55+ buyer, but design-studio upgrades can meaningfully increase the final price above the advertised base.
Are Del Webb Lakehaven and Del Webb Oasis CDD communities?
Del Webb Oasis in Winter Garden does not carry a CDD (Community Development District) fee — confirmed in the community's HOA disclosure FAQ. The HOA at Oasis runs approximately $596/month and includes high-speed internet and cable; no separate CDD appears on the tax bill. Del Webb Lakehaven in Clermont similarly does not list a CDD in available disclosure documents as of early 2026. Both communities do have HOA fees that cover amenity operations, common-area maintenance, and lifestyle programming. Because HOA amounts are set annually and can change, ask Ben to pull the current fee schedule for your specific lot before making an offer.
What schools do Lakehaven and Oasis feed into?
Both communities are 55+ HOPA communities, so the school district information is primarily relevant for resale buyers who are families. Del Webb Lakehaven (Clermont) is in Lake County Public Schools, zoned for Sawgrass Bay Elementary, Windy Hill Middle School, and East Ridge High School. Del Webb Oasis (Winter Garden) is in Orange County Public Schools, zoned for Water Spring Elementary, Water Spring Middle School, and Horizon High School — a well-regarded Horizon West school cluster. At age 55+, you will not have school-age children as residents, but the quality of surrounding schools is a meaningful resale driver; both clusters rank above district average.

At Del Webb Oasis in Winter Garden, the Stardom is offered as a to-be-built plan (not a standing model as of May 2026). If you want to tour in person, Lakehaven is the right community. Can I finance through Del Webb or PulteGroup?
Yes. PulteGroup offers in-house financing through PulteGroup Mortgage (PHM). Builder financing occasionally comes with rate buydowns or closing-cost credits tied to using PHM — which can be genuinely valuable when interest rates are elevated. The trade-off is that PHM is not always the most competitive on rate alone. Ben recommends getting a pre-approval from at least one independent lender so you can make a data-driven comparison.
