Layout notes
The split bedroom arrangement is genuine: the Owner Suite is off the gathering room on one side, the secondary bedroom shares a wall with the full guest bath on the opposite side. The flex room lands just inside the foyer — it has a door and is separated from the main traffic path, so it works as a real office rather than an open alcove. The kitchen island faces the gathering room, which means you can cook and still be part of whatever is happening in the main living space. The lanai is accessed through a sliding glass door from the gathering room; upgrading to the pocket slider at contract is the single highest-return structural option because it eliminates the threshold and creates a true indoor-outdoor flow.
