Edgewater

FL

Edgewater sits directly on the Indian River North — the northern reach of Florida's 156-mile Indian River Lagoon system, one of the most biologically diverse estuaries in the Northern Hemisphere. The city is barely three miles from New Smyrna Beach, close enough to catch a session at the surf break but far enough that home prices haven't caught up. The city's official nickname is 'The Hospitality City,' a label that suits it: Edgewater runs at a different pace than the metro counties to the west. US-1 cuts through the middle of town and I-95 is minutes away, so commutes to Daytona Beach (roughly 20 miles north) or even Orlando (about 60 miles west) are manageable for the right buyer. What you actually get here is a waterfront lifestyle at a price point that doesn't demand a second income. Menard-May Park has a boat ramp, fishing pier, and pavilions right on the lagoon. The 3.5-mile Riverwalk connects downtown to the water for cyclists and joggers. On any calm morning, bottlenose dolphins work the shallows alongside wading herons, and manatees pull up to the warm freshwater outflows in cooler months. Development is picking up. The Florida Shores neighborhood — a large platted grid occupying much of Edgewater's western half — has attracted D.R. Horton, ICI Homes, and Maronda Homes, all building at price points that still make sense for first-time buyers and move-up buyers alike. New homes here price out around $280,000–$400,000 for a three-bedroom, which puts ownership well within reach compared to coastal counties further south.

Market context

Edgewater's housing market sits in the affordable band of the greater Daytona Beach metro. The median sale price as of early 2025 was approximately $310,000 — down modestly from the 2022–23 peak but stable, with median price per square foot around $202. Homes are sitting on the market longer (73 days on average) compared to the frenzy years, which gives buyers time to negotiate. New construction from D.R. Horton's Waterside Estates and Waterside Landing communities starts in the high $200s and runs through the low $400s for larger plans on premium lots. The inventory of new lots in Florida Shores is still being absorbed, which should keep supply healthy through 2026.
